Project Overview

Located in the beachside town of Woolgoolga, The Pines is a modern, purpose-built over 50’s lifestyle community designed to deliver comfort, security, and a coastal lifestyle without compromise. Comprising 48 architecturally designed homes, this high-quality development was delivered by QMR Constructions for national lifestyle community provider Hometown Australia.

From energy-efficient design to open-plan living and low-maintenance finishes, The Pines reflects the best of contemporary coastal living.

Our Role – Coffs Coast Painting Co

Coffs Coast Painting Co was engaged to provide the complete painting solution for the entire development, from the earliest construction stages to the final handovers.

Scope of Works:

• Interior: walls, ceilings, doors, skirtings, architraves, and wet areas
• Exterior: soffits, rendered walls, weatherboards, eaves, and trims
• Surface sealing, and final coats
• Carport Driveways and paths
• Application of high-performance coatings for durability and longevity in a coastal environment
• Compliance with environmental and safety standards across the entire site

We worked closely with both QMR Constructions and Inspirations Paint Coffs Coast to ensure all finishes met the high design standards and were tailored for long-term performance in a coastal environment.

Premium Paint Systems by Dulux

For this project, we used a range of high-performance paints from Dulux, trusted across Australia for their durability and professional finish. This included:

• Dulux Weathershield® Low Sheen & Gloss – for all exterior surfaces, providing long-lasting protection against salt air, UV, and rain.
• Dulux Acratec AcraShield Matt – For rendered surfaces, delivering a durable weather-resistant, matt finish with excellent UV protection.
• Dulux Wash&Wear® Low Sheen– for walls and wet area ceilings, offering a clean, durable finish
• Dulux Fast Finish® Semi-Gloss – on trims and doors for a smooth, high-end finish, and made to last.
• Dulux Fast Finish Ceiling Flat/Sealer – For all general ceilings providing a flat, high-opacity finish with quick application and minimal splatter.

All products were supplied by our local partners at Inspirations Paint Coffs Coast, whose expert support and technical advice were integral to achieving the project’s final look.

Challenges Met with Experience

Working in a coastal climate presents unique challenges: salt air, humidity, UV exposure, and fluctuating weather. Our team applied industry-leading Dulux paint systems to combat these conditions and ensure long-term protection and appearance.

We also coordinated closely with the construction team to work in phases, allowing for efficient scheduling and high-quality finishes across all homes — delivered on time and to spec.

Working within a tight construction schedule, coordination was key. Our team worked closely with QMR Projects and other trades to ensure a smooth, phased delivery of painting works in line with the project timeline. The coastal climate posed additional challenges in terms of product selection — so we used premium, weather-resistant paints that offer long-term protection against salt air and humidity.

Our experienced painters ensured consistent finishes across all units, with a strong focus on detail and clean, professional results that elevate the overall presentation of each home.

The Final Result

The Pines is now a vibrant, fresh, and inviting community that reflects thoughtful planning and quality craftsmanship at every level.
